33 Pacific Avenue

The project is an 8 story, 99 unit residential building with ground floor commercial and garage parking. This new construction project is located in the Canal Crossing Redevelopment Area of the Lafayette neighborhood in Jersey City. Cityscape provided Jersey City Redevelopment Agency Redeveloper Designation Agreement and City Planning Board Site Plan approval services for the project.

111 Colden Street

This proposed new construction, 5 story residential project consists of 16 residential units with a limited amount of interior parking. Cityscape provided Jersey City Redevelopment Agency Redeveloper Designation Agreement and City Planning Board Site Plan approval services. Additionally, NJ DEP Site Development and Flood Hazard Area Permit approval was secured. Currently, Cityscape is providing oversight of the architect’s construction design plans for the project.

70 Wayne Street

This is a 3 story existing residential building located in the Van Vorst Park National Historic District. It was substantially rehabilitated into 3 rental units. Cityscape provided Historic Preservation Commission approval without the need for Planning Board approval. Construction oversight for this substantial renovation project was also provided.

260 Lenox Avenue

This existing 4 story building is located in NYC’s Mount Morris Park Historic District. The project consists of 2 ground floor commercial units plus 6 residential units within the remainder of the building. In order to expand the marketable square footage for the rental units, a new 5th floor penthouse addition has been created. The NYC Landmarks Preservation Commission approval process was managed by Cityscape in conjunction with a NYC architectural firm.

429-431 Pacific Avenue

This is a vacant lot assemblage in the Lafayette neighborhood of Jersey City. Cityscape negotiated the release from a Jersey City Redevelopment Agency Redeveloper Agreement for the owner. This allows the property to be sold without a title encumbrance.

166 Van Wagenen Avenue

This new construction project is a 15 story, 321 unit residential building with garage parking. It is located in the Journal Square section of Jersey City. Cityscape provided Jersey City Redevelopment Agency Redeveloper Designation Agreement services for the project on an expedited basis.

66-68 Wayne Street

Located in the Van Vorst Park National Historic District, these two identical proposed 4 story buildings each contain 4 residential units. Cityscape obtained municipal Historic Preservation Commission and Planning Board Site Plan approval for the buildings. Currently, Cityscape is providing oversight of the architect’s construction design plans for the project.

234 Montgomery Street

This existing fire damaged property will be converted into a 6 unit residential building. Cityscape provided Historic Preservation Commission approval without the need for Planning Board Site Plan approval. Construction loan financing services for the project is currently being provided. Cityscape has also been engaged to serve as the owner’s representative for the construction of the building that includes retaining the front façade of this historic property.

Other Planning Services

301 Grove Street

This is a two-story existing Van Vorst Park Historic District commercial building. Cityscape negotiated a Certificate of No Effect from Jersey City Historic Preservation Commission regulations. This allowed the owner to utilize the building for a restaurant use.

280 Pine Street

This is an existing two-family building in the Lafayette neighborhood that was proposed for condemnation. Cityscape negotiated the removal of the condemnation declaration by the Jersey City Redevelopment Agency for the owner.

525 Lenox Avenue and 2797 Third Avenue

These two existing multifamily buildings with ground floor commercial uses had not secured the required NYC Department of Buildings certificates of occupancy after construction occurred. Cityscape in association with a NYC expediter is working through the complex building code violations that exist at the properties prior to the certificates of occupancy being granted.
